We offer high-quality management services consisting of the following tasks:

MANAGEMENT SERVICES include:

  • organisational,
  • technical and planning,
  • financial and administrative,

ORGANISATIONAL SERVICES include:

  • organisation and management,
  • the preparation and elaboration of periodic annual management plans,
  • the planning and overview of periodic and investment maintenance for common areas, parts and fixtures of the building.

TECHNICAL AND PLANNING SERVICES include:

  • invitations to tender for various types of work and supply by external contractors,
  • the submission of bids to owners for their selection and approval,
  • drafting and awarding joint operation contracts to external contractors by the power of attorney of joint owners, thereby guarantying timely payments under these contracts,
  • issuing guarantees for payments to external suppliers for joint property operation,
  • supervision of the work by contractors and suppliers and responding to potential complaints,
  • coordination of the necessary technical procedures and inspections for the joint machinery and fixtures of the building,
  • the settlement of complaints within the scope of guarantees.

FINANCIAL AND ADMINISTRATIVE SERVICES include:

  • the preparation, organisation and maintaining of a record of owners or tenants of commercial premises and updating all potential changes of ownership and tenancy,
  • obtaining all the required records of ownership of commercial premises and common areas, machinery and fixtures,
  • the preparation and elaboration of the distribution ratios for joint owners or tenants in the building to cover the joint costs of management and operation,
  • the acceptance, processing and payment of invoices issued by external suppliers and contractors for joint operation costs,
  • the account and distribution of the total operation costs and re-invoicing these and other costs to the owners or tenants,
  • conducting and managing payment transactions and payment recovery,
  • keeping technical records and correspondence in connection with common areas and fixtures,
  • the preparation and provision of information on property operation requested by joint owners,
  • the preparation and elaboration of the annual report on the realisation of the total costs of property operation,
  • the elaboration of annual reports on the realisation of yearly management plans,
  • the management of reserve funds,
  • preparation of material for meetings – meetings of joint owners, keeping minutes,
  • other bookkeeping, accounting and administrative work required for undisturbed and legal property operation.

LEGAL AND PROPERTY SERVICES include:

  • assistance in drawing up a contract on floor ownership,
  • the arrangements for entering ownership shares into the land register,
  • the preparation and filing of draft writs of execution and cautionary actions for the writs of execution,
  • handing over material to lawyers,
  • keeping all the required records of writs of execution and actions,
  • drafting various contracts relating to property operation, sub-tenancy, management, etc.

OPERATING SERVICES include:

  • operation services in connection with the use of common areas, the parts and fixtures of the land adjacent to the building, the services of the property manager, cleaning services, other services in connection with operation

SECURITY

  • daily coordination among the manager, receptionists and security officers on the property as well as management of the company that provides security services, if necessary.
