Maintenance personnel perform the following tasks :
- check and monitor the heating station and substation daily,
- inspect the air-conditioning devices, convectors and the whole system daily,
- ensure timely servicing of air-conditioners by the device manufacturer,
- ensure the timely replacement of filters for convectors,
- monitor the whole heating system,
- check all common areas daily,
- make minor, on-the-spot repairs to doors, handles and locks in common and private areas,
- check and monitor the operation of the water station and appertaining installations daily,
- monitor the operation of lifts daily and notify an authorised lift repairer of any failures,
- check the sewage system daily,
- make on-the-spot, minor repairs to the water supply and electrical installations,
- check the surroundings of the building daily,
- inspect fire safety devices,
- exercise the necessary supervision of machinery during weekends and holidays,
- clear snow on time and apply road salt to walking surfaces in the winter,
- read electricity and water supply meters every month,
- directly control and coordinate the work of external contractors,
- perform other work related to the routine maintenance and smooth operation of the building,
- check the building, all devices and the building surroundings weekly,
- make minor repairs in common areas of the building,
- provide the services of external contractors to repair electrical and water supply installations,
- notify an authorised repairer of any lift defects and faults,
- organise snow cleaning and apply road salt to walking surfaces,
- inform an authorised repairer of any breakdown of air-conditioners, convectors and the pipe system after being notified of the failure by users of the premises,
- arrange the surroundings of the building – green spaces, walking trails,
- perform other house work necessary for property operation.
